Bloom Scope of Our Work

Bloom Companies, LLC provided architectural and engineering services for our client, Lakeview Realty Investors LLC.  For this project, the client wished to update the appearance and curb appeal at one of their existing industrial properties for prospective tenants.  Shortly thereafter, tenants were acquired and Bloom provided design services for building-out both spaces in this 47,794 s.f. multi-tenant industrial building, which has four interior docks, two drive-in doors, and exterior parking for 75 cars.

For the exterior improvements phase of the project, existing window openings were enlarged and a high-performance aluminum storefront system with an integral sunshade system was introduced.  Per the architectural design, portions of the building were clad with composite metal panels while non-clad portions of the existing masonry were stained to compliment the new cladding. Finally, new steel entry canopies and exterior lighting were introduced to denote individual tenant spaces.  Site enhancements included parking lot modifications to accommodate additional vehicles and access ramps to accommodate accessibility requirements.  

Interior improvements included the demolition of existing office areas and construction of a demising wall to accommodate the office layouts tailored for the two new tenants.  The design of the tenant spaces provided an open office area, private offices, conference room, break room, ADA compliant restrooms, and warehouse & production area upgrades.

Bloom’s scope of services included Architectural, Structural, Civil and Surveying services. Bloom managed Mechanical, Electrical, Plumbing, and Fire Protection services performed by others on a design-build basis. As part of this contract, Bloom provided construction administration services during construction.
