Scope and Limits of Construction Work

This 85,000 sf speculative Manufacturing/ Office Building was built on a greenfield site. It was designed with the purpose of being a multi-tenant manufacturing/warehouse/office building and allows the owner up to 5 different tenant units. The building has 14 loading docks and 4 drive up ramps with the capability to add more dock doors, drive-up ramps and additional glazed openings for the office area. The project has received LEED Silver certification by the US Green Building Council and incorporates highly efficient glazing, a white reflective roof, efficient mechanical units and pervious paving among other energy saving features. The building was fully leased within one year after construction was completed.
