Bloom Companies designed the 43,000 square foot multi-tenant speculative office building in Romeoville, IL for a Chicagoland developer. The goal of the project was to develop a plan which was as versatile as possible, allowing tenant spaces to be configured in a variety of ways while taking into account adjacent site features, views and street visibility. The final design, which accommodated as many as ten separate tenant units, featured horizontal cast stone accents set in brick cavity walls. Large expanses of horizontal ribbon windows set between the horizontal cast stone accents bring an abundance of natural light into the building. A large courtyard invites people into the building with native landscaping and outdoor casual dining tables creating a pleasurable environment between work and relaxation. Each of the five main entrances are delineated by low profile steel canopies, which protect the entrance from direct rain and sun. The building design has provided accommodations for the installation of future canopies at the remaining five entrances. In our commitment to employing sustainable design practices, high performing building envelope elements such as a heavily insulated roof, a white single ply roof, a thermally-broken storefront system with argon filled glazing along with highly efficient mechanical systems were utilized. This project aims to achieve Silver certification under the LEED BD+C Core and Shell V4 rating system by the US Green Building Council.
